As time goes on, it’s easy to push routine home maintenance into the back of your mind. Unfortunately, your roof is probably one of these ignored maintenance needs. Just because the roof is out of sight doesn’t mean you should keep it out of mind, especially when it’s one of the most important parts of a home’s infrastructure. Even though roofs are built to last, they still need proper upkeep. Here are the signs that your tile roof has reached the end of its lifespan.

It’s Too Old

When faced with roof problems, the first thing you need to take into consideration is the age. The older the roof, the more problems you’re likely to experience. Leaks, mold growth, drafts, and even increasing utility bills are all problems an old roof can cause. You may be tempted to repair these issues, but in truth, it might be better to replace it instead depending on its age.  Frequent repairs on an outdated roof can end up costing more than a replacement in the long run. If you don’t know how old your roof is, it’s a good idea to have a roofing contractor come give it a look.

The Shingles Are Warped or Missing

While shingles may seem primarily decorative, they are vital in keeping snow, rain, and other types of precipitation out of your home. The shingles have a type of seal that lets the water run off the roof and into the gutters. But if your roof’s shingles appear to be warped, damaged, curled, or missing, you’re going to have a big problem on your hands. Without the protection that shingles provides, things like leaks and mold can destroy both the interior and exterior of your home.

Another reason why some rooms are cooler than others is poor roof ventilation, which creates drafts and coldspots in your home. Poor ventilation can be caused by old age, roof deterioration, or rot.

Leaks seem like merely an annoyance, but they are more dangerous than you think. Pooling or dripping water in your home can lead to mold and structural or foundational damage. Mold is a serious health risk for anyone inside the home. It can cause a reaction in those with allergies, and it can cause or exacerbate respiratory issues like asthma. It can also damage supporting beams and concrete, which leads to structural damage, which can be very expensive to repair.

Part of what makes leaks so dangerous is how hard they are to find. Many leaks aren’t out in the open. They’re often concealed behind your walls or in the ceiling. What’s worse is that it’s possible to miss them until it’s too late. One way to spot a hidden leak is to look for wall discoloration or deformation. These are signs of severe water damage, and they should be checked out right away.
