If you decide to take a career-building job transfer at the last minute, you may not have much time to sell your home. When you need to find a serious buyer fast, consider the following three strategies that could put you on the road to your new job location.
Make a Deal
If you have been holding out for top dollar on your property, reduce the price to attract fresh interest from home shoppers. Even a modest price reduction can snare buyers who love to get a deal. If you are firm on the asking price, then consider negotiating on some of the home’s amenities.
For example, leave the classier décor that you were planning to take with you if it means making a sale. If a new roof is needed, offer to split the cost with a buyer. Any concessions you are willing to make could quickly increase interest in your home.
Use Social Media
While relying on a real estate agent can help to get the word out about your property, don’t neglect social media. Use your connections on Twitter, Facebook, and Instagram to inform your followers that your house is on the market. They can also help to spread the news in case they know someone who might be interested.
You can post photos, descriptions, and a list of upgrades and special features to alert prospective buyers of your property for sale. You might even post your own comparison properties that have sold recently in your area to grab viewers’ attention. Deals can often be made in a matter of days when conducted online through social media.
Sell to Investors
When you have not had much time or money to put into your current home, consider selling it to investors who advertise themselves with “we buy houses” or similar phrases. Usually, they’ll be looking to fix up and flip or to rent out the houses they buy quickly, so they don’t want a drawn out buying process either. In fact, many investors are willing to pay cash for homes that are ready to buy. Make sure your property’s documents are up-to-date and readily available to make a speedy transfer when an offer has been accepted.
If your home isn’t selling as quickly as you would like, or if you need to leave town soon, consider these less traditional methods to sell your home in addition to listing the property with a real estate agent. The more options you use to get your home noticed, the faster it is likely to sell.
